I’ve been in business in Florida for 25 years and purchased a $12,000 duct cleaning system 4 years ago. In the last four years I’ve cleaned 5 duct charging around $400 each. Not a very good return on investment. What I have been doing most the time is I get a call by someone panicked because they called some low priced company to inspect their system and were told they have dangerous black mold. Then they call me to have a look. Most the time they don’t have mold, ducts look very clean. However the coils are dirty and the inside of the air handler cabinet needs cleaning. Keep in mind not every system can handle supper high efficiency filters! These filters can block air flow quite a bit right out of the package. Many older systems can’t handle pleated filters due to increased static pressure. “Back rooms with low air flow”. I have taken many hours of classroom study on indoor air quality. Never got any certification because I don’t want to pay another organization dues yearly. I think the problem with duct / system cleaning is most people are suckers for low priced scams that are rip- offs . People call me all the time and ask how much? When I tell them average $400 they hang up. I think that the coding and permit industry is a joke!! They will not allow the homeowner to apply for the permit it has to be the licenced contractor. It would make since to allow the homeowner to apply for this. But it is all about money!! They really don’t care if its up to code because if they did then they wouldnt care who applied and payeed for it, but they want the contractor to do it so if they do something wrong they can fine them instead of just pointing it out and allowing them to do it right.

Deb – I’ve never been asked about tear gassing nor do I have any experience with it. I would think not. I don’t know that a standard professional duct cleaning would do it either. Maybe call a disaster restoration company and see what they recommend. They handle drug lab clean ups and things of that nature so they could probably offer better advice. Thanks for reading.

I am very interested by your post. We recently had a lead inspection on our property and one thing the lead inspector suggested was to get the air ducts cleaned out. We had our ducts cleaned last year after we under went a large renovation project (since we have a toddler in the house). This year we decided to go for lead compliance and had all our lead removed (we moved out for the work). Recently, my son had a false positive lead test, which prompted us to get a lead dust inspection around the house (including having the vents dust-wiped on the inside). The levels inside the ducts weren’t crazy high (but more than would be acceptable for a floor). As it turned out my son’s lead levels are very low (but not zero). Is it possible however that lead dust from the inside of a vent can come out? Would this be a scenario where you think air duct cleaning would be beneficial?

As the article states, unless you have undergone some type of extensive reno, or ducts have become contaminated, paying for cleaning is pointless. Its one thing if you have a 30 year old home that has never had a duct cleaning and you can actually see mounds of dust built up , especially in the return side, then go for it. Keep in mind that most duct cleaning companies will only get 80% of the dust , or less at best. Keep in mind that most of the dust in your home is lint from clothes and linens, and skin cells from you and your pets and is constantly being generated. Dust that builds up in ductwork , generally stays in the ductwork. The power of suggestion, scare tactics, up sell!!!

No one has addressed mfg homes and doesn’t seem any of the comments are from people in So CA which of course does make a difference as my dust comes from the outside not from the vents. My windows are open pretty much 365 days a year. Secondly mfg homes don’t have basements or attics I keep mine clean with my vacuum as they are only about 2 ft deep. I purchased my home 10 yrs ago and it is a high end home but have never had a problem. I clean my furnace filter about twice a month as I have cats and most everything in there is cat fur. I am not saying they don’t ever need to be cleaned but I am questioning mfg homes, I also clean my own filters in my AC unit outside as the HVAC guy told me too he QUATITY they would sell. I use this same company every year now for my tune up and inspection which takes them about 10 minutes. Not a bad return for them and I don’t mind the $79 fee. If anyone has more info than this on mfg homes please let me know!

Had our ducts cleaned late April, 2016. Sodium Chlorite was sprayed into ducts after cleaning. Ever since, we have been bothered with eye and nasal passage irritation because of a “chemical” and “musty” odor. This odor is present whether or not a/c is on.) We are told the sodium chlorite (“EnviroCon, manufactured by Bio-Cide International) is used in hospital and nursing home settings and is not hazardous to health. The air duct company’s suggestion is that they come out and spray even more sodium chlorite…we absolutely don’t want this done! Have had various other recommendations about what we need to have done to remedy our problem. We will be unable to stay in our home if a resolution cannot be found. We’d be willing to replace the ductwork if necessary. (One professional suggested that the cleaning may have “knocked something loose” inside the ductwork and that is the source of the irritant.) This home was built in 1920…no idea when the present ductwork was installed. Any suggestions would be appreciated.

My vent covers have lots of mildew. They look bad! I live in a very humid climate in a condo. The handyman here has offered to take those down, wash them, sand, & then spray paint them with a mildew resistant paint. He said that he will leave them off overnight to dry. 1. Ducts need cleaning mostly because they were not installed properly. There should be regulatory inpection and approval of clean and proper duct works on new houses. I was extremely unpset when I looked and found significant amounts of construction dust in parts of the ducts in my new house. There is apparently no way to hold the bullder to be responsible for clean ducts.
Moisture can enter the duct system through leaks or if the system has been improperly installed or serviced. Research suggests that condensation (which occurs when a surface temperature is lower than the dew point temperature of the surrounding air) on or near cooling coils of air conditioning units is a major factor in moisture contamination of the system. The presence of condensation or high relative humidity is an important indicator of the potential for mold growth on any type of duct. Controlling moisture can often be difficult, but here are some steps you can take:

2. If air quality is so important and duct cleaniliness is so uncertain, why not adopt doubling filtering; that is, in addition to the existing main furnace filter, add a filter at each air outlet. I understand replacing so many filters would be a burden, but air outlets can be designed for easy filter replacement. The builders and home design engineers should bear responsibility to provide good and low maintenance homes, rather than prioritizing on fancy or costly featuers for homes.

I agree that good filtration and a sealed system will prevent the need for duct cleaning. However, when we do get called it is because the duct work has reached a noticeable state of restriction or dust or the homeowner is hyper-sensitive to these pollutants in their home. Most of the time we find that no filter or a cheap (99 cent) filter is being used or they have serious duct leaks in the system. If you are hiring a cleaner make sure they are using professional cleaning equipment which will consist of a rotating brush system and a vacuum source. Be highly skeptical of the contractor with no branded system or the guy who shows up with just chimney brushes and a shop vac. He will not be able to reach around all the corners or all the runs in your system and he will be taking your money for a superficial cleaning at best. Only trust a company that offers VIDEO inspection and more importantly…. a contractor who repairs, installs and seals ducts if a problem is discovered or heaven forbid, created. I agree with the first post, you should always avoid the scams of companies just trying to get their foot in the door. With our company personally we will give an estimate over the phone based off of sq ft and how many vents, and when we give a price quote that’s what it will be. I am a firm believer that you should know the exact cost before you have something done. Also the time is also correct, it takes time to go into someones home and do a great job. Anyone who is there less than one and a half hours should not have been there in the first place.

Duct cleaning is a complete scam, I was a “duct cleaning technician” for a whole week before I was fired for not upselling elderly widowed women $2000 extra for “toxic mold remediation” when their ducts were spotless to begin with. The last two days I was employed there I worked as a “helper” alongside a technician thats been with the company 7 years. He scammed every customer on mold and would at times get as much as $2500 extra for treating “toxic mold” in a typical 3 bedroom house in the suburbs. Wait…it gets even better, the “Biocide” the company used was simply a cheap $4.99 per gallon bought at Home Depot air freshener with no anti-microbial properties that was fogged into the HVAC system for 5 minutes, maybe using 1/2 cup of the stuff. In order to provide the customer with evidence of “mold infestation” the technician would be given bogus mold tests that always resulted in “toxic spores present” regardless if you swabbed the actual duct or nothing at all. I’m a heating and air conditioning contractor. I’ve been in the trade for over 15 years. I’ve witnessed numerous duct cleaning projects and talked with many duct cleaners. Duct cleaning as it’s usually promoted is a fraud. Most duct cleaners claim to deliver cleaner air. They deliver exactly the opposite. The studies on duct cleaning prove it, including a May 1998 study sponsored by NADCA and the EPA! The stories are compelling, but they can come up with stories that “prove” anything they want. Internet searches are dominated by results from those who are paid to tell you that duct cleaning is worthwhile. Search a little more and you’ll find the truth.
Avoid Sealants and Sprays: Both the EPA and the NADCA recommend against the use of sprayed sealants or other potentially harmful chemicals inside air ducts. Biocides and anti-microbial treatments are also iffy, since the chemicals may cause more harm than good to your health. No chemicals are currently registered with the EPA for use inside ductwork.

Once finished with the cleaning, replace the fan cage. Rake back leaves and debris outside the condenser and cut back branches and vegetation at least 2 feet in all directions to ensure proper airflow around the unit. During winter months when the condenser is not in use, it’s good to cover the top of the unit with a piece of plywood or plastic to keep debris from falling in. However, don’t completely cover the unit’s sides, since moisture can build up inside and cause corrosion. Also, a completely covered unit encourages vermin to build nests inside. Remove any cover when the unit is operating.
If you are replacing your air conditioning system, make sure that the unit is the proper size for your needs and that all ducts are sealed at the joints. A unit that is too big will cycle on and off frequently, resulting in poor moisture removal, particularly in areas with high humidity. Also make sure that your new system is designed to manage condensation effectively.
