I would also do it after a construction project, after installing a new furnace, etc. I have found that once I had my previous system cleaned, it seemed to remain spotless for 3 years. Now it’s time to move inside. On the inside blower/furnace unit, find the evaporator coil door. You may need to remove some foil duct tape and take out a few screws or bolts. Inside, use a soft brush to dust off the coil, then spray the coil with commercially available no-rinse coil cleaner (available at home improvement stores). It would make since to allow the homeowner to apply for this. But it is all about money!! 20 yrs ago I bought the house I am in and a Central H/A was installed at that time. At the beginning of ea season I have the unit serviced. Every yr since I have owned the house I have had to have freon added and been told that I must have a freon leak. Fast forward to this yr when I hired a new company to do the service. They went up into the attic as part of their overall servicing. Nobody else has ever done that. He came down showing me pics on his camera phone of ducts that were not even connected to anything and in my estimation have probably been laying there for 20 yrs. Of course he fixed this. I have not needed freon this year either. I have been complaining to friends about the huge amount of dust and how I can’t keep up with the cleaning away of it for a long time. Now it makes so much sense.To me it is like that duct work was just up there laying around and every time my unit was blowing, all the insulation, debris, dust and whatever else over the years was just randomly filling up those ducts. Most organizations concerned with duct cleaning, including EPA, NADCA, NAIMA and the Sheet Metal and Air Conditioning Contractors’ National Association (SMACNA) do not currently recommend the routine use of sealants to encapsulate contaminants in any type of duct. Instances when the use of sealants to encapsulate the duct surfaces may be appropriate include the repair of damaged fiber glass insulation or when combating fire damage within ducts. Sealants should never be used on wet duct liner, to cover actively growing mold, or to cover debris in the ducts, and should only be applied after cleaning according to NADCA or other appropriate guidelines or standards.

7. Shut off fan and furnace. Shut the fan off at the thermostat and the power off to the furnace via the service switch or breaker panel. Do not just shut off the thermostat, because that doesn’t turn off the power to the unit.

The duct cleaning was great. I also ordered hookups of my washer and dryer with A1 in Beaverton, OR which was to include bringing new supply lines and a drain hose for the washer. After verifying twice this would be done with A1 on their direct office line, they called the day of the install to say they didn’t do hoses and didn’t have them. So, I don’t have a working laundry in my house until I get the hoses myself. Why did they say they could do it? What a let down.

Duct cleaning is a band aid, like washing you hands is. Under your description, why wash your hands more than once? If it gets cleaned once, it shouldn’t get dirty again. Well that is, unless they touch something dirty. Keeping your hands completely clean is virtually impossible. Same as keeping dust out of your home. You clean your ducts and over a 3-5 year span they get dirty again. Also, duct cleaners are not licensed but should be certified by NADCA(National Air Duct Cleaning Association).

I am very interested by your post. We recently had a lead inspection on our property and one thing the lead inspector suggested was to get the air ducts cleaned out. We had our ducts cleaned last year after we under went a large renovation project (since we have a toddler in the house). This year we decided to go for lead compliance and had all our lead removed (we moved out for the work). Recently, my son had a false positive lead test, which prompted us to get a lead dust inspection around the house (including having the vents dust-wiped on the inside). The levels inside the ducts weren’t crazy high (but more than would be acceptable for a floor). As it turned out my son’s lead levels are very low (but not zero). Is it possible however that lead dust from the inside of a vent can come out? Would this be a scenario where you think air duct cleaning would be beneficial?
This is where i found where the major problem was for the dust problem in my home. I took down the sheet metal that was 16″ wide down by taking the screws out that keep it attached and when i took it down i, could not beleive the amountbof dust that was up there, inhad to put on breathing nasks to actually scoop out all the cust with my hads and then i used my shop vac then bleached everything, i would say that i filled up a 5 gallon maybe more not counting all the dust that was attached to the side of the beams that was all wood , because the contractor did not actually build a 16″ wide return all out of metal , butvinstead used the sheet metal plate as a short cut to make a suare box using my beams in my basement to make a suare box. I was told contractors do that often and i feel that should be outlawed because it caused my sinus and allery problems,nwhich almost caused me to die. so everyone should make sure their ductwork was made properly. Yes seal it . Cover all openings. So it was not the contractors fault that my vents still had dust, in them, he was afraid tomgetvon top of my pool table to try to get iside the short cut ductwork with the 16″ wide sheet metal. To everyone, make sure you clean your vent system. And make sure you could see it visually like i did , neither i or the contractor had no clue the problem was right above my pool table because of the make shift ductwork. The contactor shoul have made a squrae duct like the rest instead of using my beams as a short cut. That could be whyba lot of people start to have major allergy problems and maybe even ashma.so coverall holes to prevent dust to be taken in and all bugs etc. then make sure you clean your ductwork as you see reasonable, they say every 5 years , but i say evry 2 to 3 years, but you can do it yoursely.. You need a good air hose and suction vacum like a shop vac, do a little research. Deb – I’ve never been asked about tear gassing nor do I have any experience with it. I would think not. I don’t know that a standard professional duct cleaning would do it either. Had my air ducts cleaned with company named WellDuct in Edison New Jersey, total cost was $450. Have a two floor condo, technicians said the system was never cleaned, it took them about three hours. Since I am just moving in, I can not tell the difference. They collected about 3-4 pounds of dust, is that normal amount or should be more?

I understand replacing so many filters would be a burden, but air outlets can be designed for easy filter replacement. The builders and home design engineers should bear responsibility to provide good and low maintenance homes, rather than prioritizing on fancy or costly featuers for homes.
There are many interesting comments from several informed individuals. The question that has not been answered is how do duct systems get dusty and dirty? As a RESNET Home Energy Rater, I perform pressure tests on homes and duct systems, and the one common thread is . . . most air delivery sytems have large amounts of air leakage. The solution is to seal the duct system, and pay particular attention to the return duct system and ductwork near the air handler (the ‘blower’). As others have said, a captive (sealed) duct system with proper filter maintenance should be more then adequate for most occupants. For those who have allergy, asthma, or other breathing problems, a filter with a higher MERV rating (number should be listed on the package) or a HEPA filter are good choices. These filters will capture smaller particulates and should improve the indoor air quality. Again, make certain that the entire duct system is sealed, preferably with mastic, second choice UL-181 foil tape – never use cloth duct (also known as duck) tape.

I own a small mechanical company. My main work is service and system replacements. I have never been a believer in duct cleaning. The company I worked for before had our duct man come out and do my house. I saw no difference. Preventive maintance is what I recomend. Remove fan and clean, seal fan compartment to prevent dust from being pulled in, filters I install media filters, they are 5″ thick and pleated. I have tested them to make sure static presure was not a issue. Heat exchangers and AC coils need to be cleaned. I paid the living social special and they came out and did a sucky job and said we had mold so I paid $330 for it and my neighbor said I shouldn’t have because it is hard to get mold out here were we live. They used a shop vac and a bottle spray which probably had clorox. $330 down the drain for free.

I had acquired a groupon for $49. the guy said just doing the out vents and one main vent would accomplish nothing. If there is stuff in the ducts, the fact that it’s laying there and not being blown into the rooms is proof positive that it is hurting no-one. The 5-6 exceptions you cite in this article I’ll buy, but only with the caveat that at least some of those could have been avoided by proper protection (during remodeling for example) – and if asbestos/lead/whatever winds up in your ducts- the remodeling contractor should be the one paying to remove it.

Just read your response on cheap air duct cleaning specials and you hit it right on the head. I called a company that advertised its “spring special” in the val-pack coupons we get every so often in the mail. They advertised $89 for up to ten vents and then $9 for each additional vent. The main trunk lines were $25 each. Everything was fine and the tech who came out was very good in explaining what he would be doing. Of course he showed me that he did a mold test (which they do for free) and the results of the test were that we had some serious mold. The cost to clean this would be $20 per vent. We have 30 vents throughout the entire house. In addition he mentioned the blower motor of the furnace needed cleaning which was an additional $250.00 if I wanted to do it (because it was so hard to get in and clean it). I initially said yes to the blower cleaning and “give me a minute to think about it” on the mold clean up. After about five minutes I went down to tell him no to the blower and no to the mold clean up and he already had the blower out and had started cleaning it. He said no problem he would put it back and then came back up later to tell me he texted his boss and that his boss would offer the mold cleaning for half of what they usually do and he cleaned the blower motor for free since he already had it out. I ended up going ahead with the mold cleaning which I probably should not have but with four kids i figured i should get it taken care of. Probably a rip off but who knows. When it was all said and done this is what I paid for a house with 30 vents and 6 main trunk lines: $409 + $89 to clean a dryer vent + $300 to treat mold in vents = $798.00
I just moved into a 1200 sq ft townhouse. Within 2 hours there’s a film on my glasses. It is high humidity and high Temps outside so I have the ac on. I think there’s a lot of dust, but I don’t think there’s mold, although there is a strange smell in here. What do you suggest?
If you do have children or spouses who suffer from allergies or reactions to the air turning on, it might be an indication there is something in there making them react. They should speak with their doctors then get a heating and cooling contractor out if it is recommended that airborne pathogens are the cause of their reaction.

I’d have to disagree with all of your statements. Not only are they derived from no experience in the field, you are missing keys facts. Ducts even if air tight will get dirty. If they are not getting dirty, it means they are not working. Your returns side of the duct work is always under negative pressure when the system is operational.Therefore it is always drawing air in. Seeing how dust is made up mostly from dead skin humans shed daily. Around 1.6 Pounds of skin a year per human. Living in your home anything that is air born will be drawn back towards the cold air returns. That is what they are designed for, to draw stale air back to the system to be filtered and sent back through the house.Homes with carpet will actually have cleaner duct work than home with all tile or hardwood. This is because carpets hold onto dust particles and you vacuum them up. Whereas on hardwood or tile, dust can run freely back to the returns. Even if a duct system was sealed 100%, which is next to impossible to achieve 100% would still need to be cleaned. The cleaning may only have to be every 7-10 years for example. Most homes require every 5-7 years. And that’s if it was done properly the first time. If you constantly hire people that have no or minimal knowledge of duct cleaning, You home would require cleaning more often. Every 2 years. That’s a trade secret, The longer they recommend before the next cleaning, the odds are they did it right. That’s not to say there aren’t people that lie, because there are. Just have your duct cleaner take pictures before and after cleaning. Not just an outside view. Get in there, picture entire joist liners, Whole main runs and even long round pipes. Also it helps to have a company that guarantees their work. If it’s not done right, they will come back and do it until it is. Most companies that do this make sure it is right the first time. Your not getting paid to do the job twice.

NADCA’s certification program certifies individuals, not companies. Certified individuals may use the credential in marketing their own expertise. Certification is not transferable to other individuals.

The handyman here has offered to take those down, wash them, sand, & then spray paint them with a mildew resistant paint. He said that he will leave them off overnight to dry. Well, I had the cleaning done. The handler is definitely much quieter. It was explained to me that with the coils clean, the condensation will be able to sweat off instead of sticking to the dust and dirt, therefore the humidity (lots of humidity in florida) will be removed better. I feel as if it was worth it, but, I will definitely change that filter every 3 weeks or so from now on. I don’t want to pay that cost again.

I replaced all the ducts but the trunks in my 1969 home when I replaced the horizontal furnace under the house with a gas pack. I got advice from a friend who was an HVAC contractor. I was surprised to find the trunks and other ducts very clean. I replaced the individual runs with flex primarily for the insulation. I wrapped the trunks with insulation also.

Furnace cleaners are mostly young men, I know this, I have been one for 15 years or so……so heres the truth, if there are any allergies, children, older people with health issues, we are GOING to make money. do not tell the company you have hired about any health complication. they are salesmen. and they don’t care about you. or your money. make sure they do a good job, then kick them out. you don’t need all the bells and whistles they wanna sell you. any idiot can clean duct work, like I said, I am one of them. I am very good at it, but I don’t have the back bone to sell a widowed old lady a humidifier that she doesn’t need for 500 bucks, overall, if you think you need this service done, which you probably don’t, get it done, do not spend anything over 300$ and do not do it again for at least ten years.
